Real Estate & Foundation Engineering
The Challenge
Developers building on reclaimed land, swampy plots and weak coastal soils common around Lagos and the Niger Delta face high foundation costs and a real risk of differential settlement if the ground is not improved before construction. Conventional solutions — deep piling or full excavation and replacement — add significant time and cost to a project, particularly where groundwater levels are high for most of the year.
Our Solution
Biaxial geogrids form a reinforced soil platform over soft ground, spreading building loads and reducing the need for deep piling beneath floor slabs and access roads. Non-woven geotextiles separate fill from soft natural ground during platform construction, and drainage geocomposites manage groundwater around basements and podium decks, keeping substructures dry without thick granular drainage blankets.
Benefits for Real Estate & Foundation Engineering
- Lower foundation and substructure costs on soft ground
- Reduced risk of differential settlement
- Faster site preparation and platform construction
- Effective basement and podium deck drainage
